Knowledge is Power! Read this before you list your house for sale!

With interest rates at record lows and the media reporting positive economic news, plus a real shortage of properties on the market, buyers are lining up and jumping through hoops to buy every properly priced home that comes up for sale. If you have been waiting for the right time, this HAS to be it!

But...

Selling your house can seem like a daunting task, but if you break it down into steps it's much easier. The first step is to do some soul searching to be sure it's really what you want and/or what is best for you and your family. You need to be sure you know where you're going (if you need some help with that, I'm here!). In my 25 years as a Realtor, I have found that the seller's commitment to selling is by far the most important component of the process. It’s your WHY.

The second step is research - know what you’re up against. Some people love research and if you are one of them, you can do this yourself. If not, I’m more than happy to do it for you – with all the tools I have, it’s easier for me anyway. You’ll need to know the state of the market in general, and more importantly, how houses in your neighborhood are selling. Why are some selling and some not? How long is it taking? How does your house compare? Who is your target buyer? How does your house look from their eyes? This last one is hard, but try anyway and be brutally honest. You don’t need to fix everything – imperfect houses sell every day – but you need to be aware of any defects that will affect your value and saleability. This is your WHAT.

Step three is to decide what repairs or improvements you should/can/will do before putting it on the market. This is much easier with my help because I know from experience what matters to buyers and because I have fresh eyes where your house is concerned. Either way, figure out how long this will take to accomplish. Now you have your WHEN.

The WHERE is obvious, it’s your address. That only leaves WHO, and since I’ve probably been helping you with steps 2 and 3, and you’ve come to rely greatly on my expertise, you’re thrilled with my accessibility, and you’re completely comfortable putting this really big thing you’re doing in my hands, it’s only a matter of a few signatures and you’re on the market!
